TM44 Air Conditioning Inspections
TM44 inspections are an important part of managing compliant, energy efficient buildings. Required under the Energy Performance of Buildings Regulations (EPBR), these inspections help organisations understand how effectively their air conditioning systems are operating while identifying opportunities to improve performance, reduce energy consumption and support wider sustainability objectives.
At Ventro, we provide structured TM44 inspection services for commercial, public sector and multi occupancy buildings across the UK. Our approach is designed to support compliance while also giving clients clearer visibility of system condition, operational efficiency and potential areas for improvement across their wider HVAC infrastructure.

What is a TM44 Inspection?
A TM44 inspection is an assessment of the efficiency and effectiveness of air conditioning systems with an effective rated output greater than 12kW. In most cases, inspections are required every five years and must be completed by an accredited energy assessor.
The purpose of the inspection is not simply to confirm compliance, but to review whether systems are appropriately sized, operating efficiently and being maintained in a way that supports long term performance. The inspection also considers controls, usage patterns and opportunities to reduce unnecessary energy consumption.
Following the inspection, building owners receive a TM44 certificate alongside a detailed report outlining findings and recommendations.
Why TM44 Inspections Matter
Air conditioning systems have a significant impact on energy usage and operational costs. Systems that are poorly maintained, incorrectly sized or operating inefficiently may consume unnecessary energy and place additional strain on building infrastructure.
TM44 inspections provide organisations with an opportunity to better understand how their systems are performing while demonstrating compliance with legal obligations. They can also support wider environmental and operational objectives by identifying practical improvements that enhance efficiency and reduce ongoing costs.
For organisations managing large or complex estates, maintaining valid TM44 inspections also helps provide assurance that building services are being appropriately monitored and managed.
Ventro's Approach
At Ventro, we see TM44 inspections as part of a wider building compliance strategy rather than a standalone exercise. Our approach is built around four key stages — Assess, Address, Compliant and Maintain — helping clients take a more structured and proactive approach to managing air compliance across the wider built environment.
